Terms & Conditions

• The property is hired on the basis that the accommodation is for holiday use only.
• A 20% deposit is payable within 7 days of reservation (by cheque or BACS transfer), with the balance due 6 weeks prior to arrival date.
• In the event of cancellation payments are non-refundable, unless we are able to re-let the property. However, we may still retain the deposit to cover costs. We strongly advise, in case of unforeseen circumstances, that hirers take out independent holiday insurance.
• Weekly bookings are normally from Saturday to Saturday.
• Unless otherwise arranged, the property is available from 3pm on arrival date and is to be vacated by 10.30am on departure date. Arrangements for obtaining keys will be advised on receipt of the balance payment.
• For out-of-season Weekend breaks or Short breaks, arrival and departure times will be advised / agreed. 
• Hirers must do nothing to make void any policy of insurance, must not cause nuisance to neighbours, and must allow owners or their representatives reasonable access.
• We are anxious to maintain a high standard of cleanliness. We would therefore ask for your full co-operation: please leave the premises on time and ready to be cleaned and prepared for the next tenant.
• While we accept dogs (that is, one dog, maybe two small dogs), they should not be allowed on the furniture or upstairs. Note there is no garden or grass at the house and so dogs will need to be taken out for exercising and ‘toileting’.
• No smoking inside the house, please.
• All damages and breakages must be reported and paid for prior to departure. However, minor accidental breakages will not normally be charged for.  We check and maintain equipment regularly, but please report any malfunction or problem as soon as possible, so that we may rectify it as quickly as possible.
• The owner accepts no liability for any damage to property or person arising from this letting.
• If for any reason beyond our control the property should not be available on the date booked, all rent and charges paid would be refunded in full, but we could not accept any further claim.

In the event of any breach of these terms and conditions by the occupier, we shall have the right to enter and take possession of the property immediately without compensation to the occupier.
